Buy a Home on the Mississippi Gulf Coast
From Bay St. Louis to Pascagoula, Better Homes and Gardens Real Estate Expect Realty helps buyers find the right home and get through flood zones, wind insurance, VA paperwork and inspections without surprises. Start with the search, or start with a conversation. Either way, you get a local agent who has closed homes on the street you are looking at.

A Gulf Coast home has questions a listing never answers. Is it in a flood zone, and what does the elevation certificate say? What will wind and hail coverage cost this year? Has it had a termite bond? Is the street one that floods in a summer storm, and how long is the drive to Keesler, Ingalls or the Stennis gate at 6 a.m.?
Our agents live in these neighborhoods and sell in them every month. We will tell you what we would want to know before writing an offer, show you the comparable sales so your offer is grounded in real numbers, and negotiate repairs, closing costs and timing on your behalf.
How we are paid is explained in writing before you tour a home. In many Gulf Coast transactions the seller offers to cover some or all of the buyer's agent fee; where that is not the case we will walk you through the options before you commit to anything.
Most-reviewed team on the Coast
650+ five-star Google reviews and 1,200+ families helped across Harrison, Jackson and Hancock County.
Veteran-owned brokerage
We work with VA loans every week and know the appraisal, inspection and timing rules that come with them.
Buy before you sell
Own a home already? Our Buy Before You Sell program lets you make a non-contingent offer on your next home first.
Five steps from first call to keys
Get pre-approved
A pre-approval letter tells you your budget and tells sellers you are serious. We work with local lenders who know VA, FHA, USDA and conventional loans and can usually turn a letter around in a day. Already have a lender? Bring them.
Search and tour
Set up a saved search on this site and get new listings the hour they hit the MLS. We tour together, in person or by video if you are relocating, and we will tell you when a house is not the right one for you.
Write the offer
We pull the comparable sales, check the flood zone and insurance picture, and build an offer with the price, contingencies and closing date that give you the strongest position. Then we negotiate.
Inspect and finance
Home inspection, termite inspection, wind mitigation and the lender's appraisal all happen in the first two weeks. We manage the calendar, negotiate repairs or credits, and keep your lender on schedule.
Close
Final walk-through, closing at the title company, keys in hand. Most Gulf Coast purchases close 30 to 45 days after the contract is signed; cash can be faster.
Loan programs Gulf Coast buyers use most
VA loan
No down payment, no mortgage insurance, competitive rates. The right fit for most eligible service members and veterans buying near Keesler AFB or NCBC Gulfport. See our Military and VA guide.
FHA loan
3.5% down with flexible credit requirements. Popular with first-time buyers in Gulfport, Biloxi, D'Iberville and Pascagoula. See our first-time buyer guide.
Conventional
As little as 3% down for qualified buyers, with mortgage insurance that drops off once you reach 20% equity.
USDA loan
Zero down for homes in eligible rural areas, which on the Coast includes much of Vancleave, Saucier, Kiln, Wiggins and parts of Jackson County north of I-10.
Mississippi also offers down-payment help through the Mississippi Home Corporation, and eligible veterans can use the Mississippi Veterans' Home Purchase Board for a state-funded loan on top of VA benefits. Ask your agent which programs you qualify for; eligibility and terms change, and we will connect you with a lender for current figures.
Four things to check before you fall in love with a house
Flood zone and elevation
Zone X, AE or VE changes your insurance cost and your lender's requirements. We check the FEMA map and ask for the elevation certificate before you write an offer.
Wind and hail coverage
Homeowners insurance on the Coast is priced by distance from the water, roof age and construction. Get a quote during your inspection period, not after.
Termite history
South Mississippi is Formosan termite country. We ask for the termite bond and order a wood-destroying-insect inspection on every purchase.
Condo and HOA documents
For beach condos and planned communities, we review the budget, reserves, insurance master policy and any pending assessments before your contingency expires.
Homes for sale by community
Pick a city for local market data, schools and current listings. Not sure which town fits? Our relocation guide walks the Coast from west to east.
Harrison County
Jackson County
We also sell in Saucier, Kiln, Wiggins and the rural communities north of I-10. Use the advanced search to filter by price, acreage, waterfront, new construction or school zone.

Buying on the Coast, answered
How much do I need for a down payment on the Mississippi Gulf Coast?
It depends on the loan. VA and USDA loans allow zero down for eligible buyers, FHA starts at 3.5%, and conventional loans can start at 3%. Closing costs typically run 2% to 4% of the price on top of that, and sellers will sometimes cover part of them. A local lender can give you an exact figure in a day.
Does a buyer pay the real estate agent?
Agent compensation is negotiable and is explained in writing before you tour a home. In many Gulf Coast transactions the seller offers to pay some or all of the buyer's agent fee as part of the deal; where that is not offered, we will go over your options before you commit.
How do I know if a home is in a flood zone?
Every home on the Coast sits in a FEMA flood zone, and the zone drives insurance cost and whether a lender requires flood coverage. Before you write an offer we check the current FEMA map and ask the seller for the elevation certificate, which tells you how the house sits relative to base flood elevation.
How long does it take to buy a house here?
From accepted offer to closing, most financed purchases take 30 to 45 days. VA loans run on the same timeline when the lender knows the program. Cash purchases can close in two weeks. Finding the right house is the variable; some buyers find it on the first weekend and some take a season.
Can I buy a home if I am stationed at Keesler or NCBC Gulfport?
Yes, and many service members do. VA loans, the Mississippi Veterans' Home Purchase Board and short-timeline PCS moves are covered in detail on our Military and VA Home Buying page.
Can I buy a new home before my current one sells?
Yes. Our Buy Before You Sell program uses non-traditional lending so you can make a non-contingent offer on your next home, move once, and then sell your current home with us.
Do you help with new construction?
Yes. The builder's on-site agent represents the builder; we represent you. We review the contract, the lot and the included finishes, attend the inspections, and negotiate upgrades or closing-cost credits. Our fee on a new build is usually paid by the builder. Read more on our new construction page.
What is the first step?
